I've avoided putting "beware of dogs" sign on my property because of horror stories I've heard regarding insurance companies raising/canceling rates.
Off topic, sorry....what horror stories & liablility factors?
This worst story I've heard is this: I have a friend in my town with a shelter rescue, probable rottie mix. He put signs up along the fence, and when he had the insurance company over for a claim inspection, his entire policy was canceled because of his "dangerous dog!" FWIW, this dog is a bit dog aggressive, but any human with a friendly voice could walk right in. And probably with their dog if they had a ball!
From less confirmed sources (customers), I've heard at least a dozen similar stories. Usually the rates rise, but sometimes the policy is voided completely by having a dangerous dog. Especially if it's on their breed list.
I'm watching a TIVOed soccer game now, and made it through the day without hearing who won!
It would be wise for all to review their Homeowner’s Insurance, disclosures, umbrella’s, as some insurance companies are quietly revising to state “They do not cover Dog Bites”, or “ ANY injuries pertaining to dogs,” This happened with mine!
A documentary is on in the hospital, The Mamas and the Papas…”Go Where you Wanna Go.”
