Dagnabbit. I had a huge, thoughtful reply all typed out yesterday before a browser freeze.
Dana, Kelly--I did go to the rental office. I had to get a parking pass for a work car, so I had a brief chat with one of the staffers there. She was quite concerned and said that this is absolutely something they want to talk to the neighbor about, given that an actual attack/fight has already taken place. They said the same as you, Kelly--that one chat coming from management is usually all it takes, and she also said that neighborly chats tend to be much less effective.
Lynne, bear spray is a good idea. Pretty sure we're all in agreement there. I've started to use the other door (our building has two stairwells) to minimize contact.
"Minimizing contact" isn't on this guy's radar and I am starting to think he (consciously or not) invites these situations. I was outside with my wife this morning and he was walking with his dogs...he deviated from his path to walk right by us, passing closely and then dramatically turning back towards the building. I think he kinda likes being the "guy with the scary dog."
Lauren--you're absolutely right. Roger already looks intimidating to non-dog people. And that bark...holy cow. He's scary. I take a lot of precautions. I make him 'wait' by every door before we go through it. I open it, poke my head through, and then say "OK" if the coast is clear. I also make sure to leave no doubt to neighbors or passerby that I am in charge and in control of the dog. And I have a nice short leash.
@Dana, again--this is off-topic a bit, but you call your guy a Mini-Mal...how tall/heavy is he? I was at some point thinking that Roger would be on the small side, but he is 48lb at 8 months, which is heavier than a lot of his siblings (he was the smallest) and is about as heavy as I thought he would end up being.

At 18 mos. JD is about 25" and 52#. He was the runt of the litter and was only about 1/2 the size of the other pups. He's actually matured bigger than we expected. He is long-legged and slighter in build (or as Kelly says "long-legged, skinnny, mini-mal" ) I also had him neutered at 5 months. If I'd known then what I know now I definitely would have waited.
These are his parents, Belle & Ivan. Belle is in front.

I think he takes a little more after Belle in stature, but definitely has Ivan's head. He also has Ivan's drive (both Belle & Ivan are working K-9's) and temperment.
I sort of like having a smaller Mal for my first one. He's as strong as an ox and even at his size can drag my 100# Rottie in a game of tug-o-war. He can also take down my 160# husband if he so desires.
I often have a hard enough time standing my ground sometimes in a game of tug (I'm 5'2" and 118#). It would probably be really difficult with a larger Mal
And dagnabbit (I love Elmer Fudd!) I had entire post written out, too, before it decided to switch me to some other page and lose it!
