why not go back to the crate? You could teather with a tie out cable so he cannot chew but IMO if he is chewing through leashes he isn't mature enogh to be out of the crate.
Has he ever slept in a crate in your bedroom? For a while I had 2 crates set up - one in the living room if I needed to get him out of my way during the day, and then one in my bedroom for nighttime. He slept crated in my room for a few weeks before I moved the crate out and tethered him instead. I don't know if that's why he settles down in my room or not (learned while crated in there that it was sleep time when in my room?), but maybe you could try it?
I'm still tethering him at night, too. I tried night before last to not tether him, and he got up and started messing with things. Not too much, but enough that I was afraid to fall asleep. So he is still going to be tethered for a while. Hopefully it won't be too much longer. What about a chain leash for tethering at night? I wouldn't use one for walking, but maybe for a tether it would be ok? Or one of those metal cable things they sell for ties outs, if you can find a short enough one...
When he was younger Gus would sleep in a crate in our bedroom, but we haven't done that in months. Even though he likes his crate, he definitely prefers being able to stretch AAAALLLLLLL the way out on his bed or the floor :-)
I will try tethering again with a different tether. He definitely needs to understand that bedtime means quiet time!!
